Brick residential building in Verdun, Montreal

Montreal-area homes for sale are back to pre-pandemic levels, but prices hold

In nearly every Quebec region, the number of homes for sale rose between 11 and 43 per cent in the third quarter of 2026, the Quebec real estate brokers' association says.

Montreal, 2026

5.9 homes per 1,000

Montreal, 2019

About 8.5 per 1,000

Supply per resident is still below pre-pandemic levels because it has not caught up with population growth.

For all of Quebec, the rate is 6.1 homes per 1,000 residents, against more than 12 before the pandemic. From 2021 to 2024, there were five new residents for every home built, where two is normal, according to Canada Mortgage and Housing Corporation.

What's next

Many homes started in 2024 and 2025 are now being finished, so supply should keep rising while Quebec's population stagnates. But housing starts fell in Montreal in September, and the federal housing agency fears the small affordability gains will be erased.
